The Cyclones could be your neighbors!
Developers are planning a nine-story, 135-unit housing development next to MCU Park and Coney Island’s new amphitheater. Builder iStar Financial, which is constructing the soon-to-open music venue in the old Childs Restaurant, filed plans last week to erect the residence over a largely vacant lot Surf Avenue and W. 21st Street.
The development will include “supportive housing” — below-market rate apartments aimed at the formerly homeless, domestic violence victims, and recovering addicts coupled with on-site social service staff — according to filings.
The ground floor will include two separate commercial spaces, nine enclosed parking spaces, and a bike-storage area. A mezzanine area will have a laundry room, a gym, offices, and conference rooms, plans filed with the city show. The second floor will feature an outdoor courtyard. A lounge and outdoor terrace will occupy space further up on the ninth floor, and the building will have a roof deck. Real estate blog The Real Deal first broke the news.
A parking lot occupies part of the land, but it is not clear whether developers will need to raze it to build the housing. A representative from the development firm declined to comment.
The development will be the partial fruition of a sweeping 2009 rezoning that expanded the amusement district and designated land west of MCU Park for residences. The city announced last year it would take land through eminent domain on the other side of the ballpark to expand the amusement district.
