A landlord punished for strong-arming rent-stabilized tenants broke into a Bedford Avenue apartment under the auspice of home repairs and trashed the place in an attempt to force a tenant to move out, a Williamsburg resident told cops.

Jadwiga Bronte threatened to sue landlord Jamal Alokasheh — who lost a housing 2010 housing court case filed by angry tenants in another Williamsburg edifice — for performing illegal “renovations” that left her two-bedroom abode near the corner of N. Eighth Street in shambles.

Bronte claims she and a roommate began subletting the rent-stabilized unit for $700 per month from a previous tenant last June, then started paying rent directly to Alokasheh in November after forging an agreement by e-mail.

The landlord allegedly promised to fix a leak on April 26, but when Bronte returned to her fourth-floor apartment, she found her walls and parts of her ceiling strewn about the living room, her front door pulled off its hinges, and her bathtub laying on its side in the kitchen.

But Alokasheh insists his workers did no wrong and that Bronte doesn’t even reside in the apartment.

“She is not my tenant,” said the landlord, who has owned the building since 2009. “I don’t even know this person — my tenant left over six months ago. She claims she had some belongings there. I told her, ‘If you have any belongings there, just take them.’ ”

But Bronte said that’s impossible, claiming she has talked with him in person several times and even let him borrow her DVDs.

Bronte says she has no lease for the space, and insists she began paying Alokasheh in checks several months ago. But Bronte claims Alokasheh never cashed them, often saying he lost them or that she had spent so much on renovations that the rent was covered.

The city issued Alokasheh a permit on April 23 to add new plumbing pipes to her unit and replace its fixtures — a $17,570 job, according to the Department of Buildings.

Clearly dissatisfied with the work, she called the cops on Tuesday, but an officer told her to settle the dispute with her landlord individually.

This isn’t the first time Northside renters have alleged that Alokasheh has harassed them into leaving their coveted buildings.

In 2010, several tenants accused Alokasheh of deliberately undermining the foundation of their N. Eighth Street rent-stabilized building in hopes of attracting wealthier residents, forcing city inspectors to bar them from returning home for nearly a year. A housing court ruled that Alohasheh could no longer manage the property.

But pro-tenant activists say Bronte has a case, and that Alokasheh’s actions will have big ramifications.

“This is demolishing the apartment,” said Kurt Hill, an organizer with the People’s Firehouse, a Williamsburg tenants rights group. “He’s going to have trouble. We’re going to take the building away from him.”

Don't get me wrong. Its ——ed up to do this. It shouldn't have to go that way...but he was seeking no contract with this woman who piggybacked on an outgoing friends lease with no consent from the landlord (produce the emails if you have them, and cashed checks). To get rid of this squatter conventionally would take a ton of time and money. If he said please leave by the end of the week, she would dig heels and he'd be in a battle for months, with "Activists" like this Kurt Hill guy circling berets, soul patches and OWS drum circles.

The landlord does seem like a huge ——, based on his previous record on N.8th. However, why do people feel so entitled to occupy other peoples property at below market rate, with leases in perpetuity.

Kurt Hill....This guy is a career squatter. Adds no value anywhere. "We're going to take the building from him" WTF world do we live in, where this beatnik loser thinks he can take other people's property. GTFO.

The landlord is wrong but you know what, the "tenant" never even paid rent or had a lease. Without a lease you can't expect to just keep living somewhere. Clearly the landlord was bullying her...but he could easily make a case that he was trying to renovations and she was in the way. Without a lease, he is allowed to do what he wants to his own property! And he never even accepted her money!

So let me get this straight: this twenty-something woman is squatting in the landlord’s gorgeous brownstone apartment right on Bedford Avenue and she’s paying $700? An apartment that could easily fetch $3,000 at market rates? What entitles her to think that she can force someone to let her live a cushy life of worthless abandon and make this guy finance it? He’s losing a frigging fortune while this girl flits her life away watching DVDs and going to parties. There is no way in any possible universe this girl could afford to live in such an apartment if this guy wasn’t footing the bill. I don’t care what he needs to do to get her out of there—she shouldn’t be there in the first place and he’s justified in doing just about anything to get her out so he can get a tenant that can actually pay. This girl can go back to mommy and daddy and have them give her a down payment for an apartment on West Broadway that they were thinking about buying as an investment property anyways.

Judging that the place is a 4th floor walk up with leaks and that the article mentions she was doing repairs to the place can we please refrain from calling her a jobless squatter or use all caps because someone has a better deal on an apartment. There are damn good reasons we have housing court. Its an imperfect system but better than surreptitious demolitions.

If the court wasn't so corrupt he could get a squatter out in a week, instead it will cost him a year of lost rent and $20k in legal bills. His method is reasonable, it's the logical best approach. Now that the courts have become unusable expect to see much more of this going forward. Much more of it.

The landlord sought no contract with her. $700 was probably the amount the previous tennant/friend was taking from her for the sublet. Why should he need to end up in court and pay lawyers to get this slug out. Don't get me wrong. The guy seems like a complete bozo in all situations, even responding in these comments.

You took them and made a duplicate. Behind her back you established a Con Edison account and asked you not to visit anymore when she found out. Lot's of mean-spirited assumptions in the comments. I know this story well. Ms. Bronte sublet the apartment from the prior tenant, and to her knowledge this arrangement was perfectly legitimate. Mr. Alokasheh came to Ms. Bronte, told her that he wanted the tenant out, and would rent to her directly. They entered into an agreement by email, and Ms. Bronte paid her rent (checks uncashed) and put a lot of money into fixing up the apartment. There was never a request by the landlord that she leave. In fact, to the contrary, she considered herself a legal and legitimate tenant, with a direct landlord-tenant relationship to Mr. Alokashen. There was never a request that she vacate. There was only a request that she allow him into the apartment to perform plumbing repairs. She returned a few hours later to find all the walls, ceiling, fixtures demolished. It's pretty clear here who the bad actor is. But it's insult on injury to ascribe facts or motivations not in evidence to the tenant, who returned to an apartment she rightfully believed was hers, only to find all her possessions underneath rubble. She was not 'squatting', nor was she asked to leave. Alokashen it turns out has a long history of acting in this aggressive, destructive, above-the-law manner. I urge other readers to imagine what it would feel like to think you have a legal, legitimate rental, only to come home to this.

As an outsider, but longtime Chicago resident I understand Mr. Alohasheh claim of an apartment sublease squatter residing using false pretenses. Actually, the landlord is in a LOT of trouble.
By ruining the place he has made a 'constructive
eviction'. That's a big no no.
Used to be history of landlords doing that every-time
the value of the rents went up.
So,the City put a stop to that.
And if Bronte has been living there for 30 days,
she has legal rights,so it would not be proper to
call her a squatter.
The horse may have already left the barn for this
Landlord, because he did not follow procedure in the
first place.
