There are five studio apartments set at $2,004 a month, five one-bedrooms priced at $2,139 a month, and 10 two-bedroom units set at $2,551. The median asking rent for available apartments in Fort Greene was $4,641 in May, the most recent month for which figures are available, according to StreetEasy data.

The complex was designed by Kao Hwa Lee Architects and developed by Mendel Berkowitz, according to permits. Renderings show a boxy pale brick facade with large symmetrical windows giving way to asymmetrical setbacks at the eighth and ninth floors, forming terraces. Plantings sprout from the terraces and rooftop.

Inside, the apartments have high ceilings, tall doors, and sleek finishes in pale neutrals. An arched niche in a kitchen is lined in vertical tile. Vertical tile also appears in the bathrooms, some of which have step-in showers and marble-patterned concrete or stone floors and wainscoting.

There are in-unit washer and dryers, dishwashers, air conditioning, hardwood floors, and energy efficient appliances, the listing states. The building contains a fitness center, movie theater, yoga studio, bike storage, and recreation room. On the roof is a landscaped terrace.

The building allows pets and is smoke free. Tenants pay for electricity, which includes stove and heat. Hot water is included in the rent.

Prior to the recent development, the site at 151 South Elliott Place went by the address 68 Hanson Place and was a parking lot for 62 Hanson Place, a residential building that was used as a rehabilitation center by the Salvation Army prior to its 2022 sale. The 13-story building is being converted into a homeless shelter that will be operated by Westhab Inc., according to permit applications. An April certificate of occupancy says the building has 36 rooms, and the permit application says those rooms have 200 beds between them.

Tax photos from the 1940s show the parking lot once held a row of townhouses. In 2023, One Five Five LLC purchased the parking lot for $12.048 million from Hanson Street Propco LLC, city records show.

The new-building permit, which lists Berkowitz as the owner, was issued in August 2024, and the building got its certificate of occupancy in June this year. Listings for the market-rate units went live on StreetEasy in April. Unregulated studios start at $3,770, one-bedroom units at $4,450, and two-bedroom units at $5,715 a month.

The development makes use of the city’s new 485-X program, the replacement for the controversial 421-a program that ensures deeper affordability than the prior tax break. Developers are required to offer 20 to 25% of units at 60 to 80% AMI, depending on the size and location of the development, instead of 130% AMI, as required by the last version of 421-a.
