On the outskirts of Ratnerville, house on market for 1.5M

It’s the perfect brownstone — if you’re deaf and rich.

The building at 526
Carlton Ave., between Dean and Pacific streets, sits across the street
from the 24-acre site where Bruce Ratner plans to build a 19,000-seat
arena, 17 skyscrapers and a park.

A 194-foot-tall, Frank Gehry-designed tower is proposed for Carlton Avenue
and Dean Street — right across the street from the 19th-century house.

But the building’s owner — who is retiring and moving to Park
Slope — said the project will have little impact on the stately home
she is trying to sell.

“Whatever they build here won’t really affect Carlton Avenue,”
Jennifer Lattey said.

Not everyone agrees that the decade-long construction project will have
no impact.

“[Whoever buys it] will be hearing the wrecking ball,” said
Daniel Goldstein, who lives in a building on Pacific Street that’s
slated to be torn down (not that he has any intention of moving out).
“After that, they’ll hear the pile drivers and then, the reconstruction
of the rail-yards.”

Asking price: $1,499,000.
