A Brighton Beach developer is trying to lift a stop-work order on a five-story residential building.
The building at 35 Brighton 2nd Place has sat unfinished since last March when the city Buildings Department issued a stop-work order because of work done “contrary/beyond approved plans/permits.”
“The problem was that it wasn’t on a mapped street. The entrance was supposed to be on one of the walks and it had to be converted to a mapped street,” explained Brighton Beach resident Ida Sanoff, who can see the uncompleted building from her home.
Lawyers for the developer argue that the stop-work order should be lifted because the building “fronts a 35-foot-wide paved street, which provides adequate access for the homes located along Brighton 2nd Place.”
At last month’s meeting of Community Board 13’s Housing, Zoning and Community Development Committee, the group unanimously voted to oppose the developer’s challenge to the stop-work order.
But at a general meeting last week, the full board decided to “table” the matter after learning that the developer might meet with CB 13.
“If they’re willing to work with us, they can come to the next Land Use Committee meeting,” said Martin Levine, co-chair of the Housing, Zoning and Community Development Committee.
Sanoff wouldn’t mind if the stop-work order remains on the Brighton 2nd Place building, which towers over tiny bungalows.
“It’s disturbing to see half-finished buildings but the flip side is that these buildings are so out of proportion to the rest of the neighborhood. If they weren’t completed, I don’t think I would cry over it,” Sanoff said.
Department of Buildings officials did not provide further details about the project or the developer by press time.
